WHY HAVE A BUYER'S AGENT
 

Buyer brokerage evolved as a response to repeated misunderstandings by the parties involved in a real estate transaction and by Realtors® frequently in untenable positions trying to balance buyer needs with an obligation to the seller. Buyer brokerage clarifies each participant's role in a real estate transaction.

As a buyer broker or a buyer's agent, the ErbTeam can join in the negotiations and advise you, the buyer, about the best offer, terms and conditions when purchasing a home. As your agent we can apply all of our experience and resources to your needs. When you hire us as your agent you become our client and we enter into a fiduciary relationship. As a buyer broker, we can work with you on listed resale property, for sale by owner homes, or a brand new home purchase.

Buyer brokering is not more costly to either you as the buyer or to the seller than the traditional transaction. As your buyer broker we are paid at the time of closing by the seller or the listing agent. You do not pay our commission.

To establish a buyer broker relationship, a contract is signed between us. It sets forth the contractual duties and obligations of our agency relationship and is the form approved by the Colorado Real Estate Commission for use by licensed real estate brokers.

As your buyer broker we must always clearly identify ourselves as such when we first contact a listing agent or seller. Once a home is shown to you, whatever relationship was first established carries on throughout the transaction. Therefore, it is important that our relationship with you be determined when we begin working together.

Working as a buyer broker with you does not inhibit us from listing properties and representing other buyers or sellers. In every case, we become the agent of the person whom we are representing. When we represent both a buyer and a seller seeking to purchase and sell the same property we become a Transaction Broker and facilitate the sale without being an advocate for either party.

The ErbTeam has a goal in every real estate transaction to have a win/win situation with both buyers and sellers. However we represent you, and as your agent we want to afford you the best representation possible. We firmly believe buyer brokerage is the best way to accomplish this goal.
