  7. Things the ErbTeam cannot do by law:
    1. Give you legal or tax advice
    2. Guarantee you that the seller or lender will do what they promise
    3. Warranty your house against defects
      1. Seller's disclosure
      2. Inspection
      3. Warranty - new/resale

  8. Colorado Real Estate Commission Rule E-35 states: "Real Estate Licensee shall clearly disclose to the Purchaser his agency relationship with the Seller."
    1. The ErbTeam can represent you and act as your agent "Buyer Agency" or "Buyer Brokerage" or I can merely act as a facilitator and not act as agent for either the Buyer or the Seller, which is called a Transaction Broker.
    2. The ErbTeam will discuss Buyer Brokerage and Transaction Brokerage implications with you.

  9. In Colorado, the procuring clause rule states that "the first person to introduce a customer to a property, with this introduction causing an unbroken chain of events leading to a contract" is probably the procuring cause of the sale. Don't hire a stranger.

  10. In Colorado, real estate agreements have to be in writing. Verbal contracts are not enforceable and properties cannot be put on "hold" or "reserve." The most desirable properties are often the ones that get multiple contracts. So take your time until you find your dream home. Then act promptly-in writing. The ErbTeam will do everything we can to make sure we will have earned your respect, trust, and loyalty.
